WA raises the bar in terms of building design

The first stage of Design WA is now out and it is worth having a look! Alternatively, you can discuss this with one of our building surveyors. The Design WA Guidelines is a set of policies in terms of design quality and built form outcomes from large-scale structure planning to development applications and subdivision considerations.
The mechanisms are described into 3 different strategy of design which are: Design Principles, Design Review ad Design Skills.
Design principles are what define a building with a “good design”. It includes context and character, landscape quality, built form and scale, functionality and build quality, sustainability, amenity, legibility, safety, community and aesthetics.Design Review involves a panel of experts on the built environment in order to assess the proposed design following the methodology described in the WAPC Design Review Guide. This expertise reveals to be helpful when it comes to design an innovating and complex building. Indeed, it provides guidance and interpretation on the application of design elements and principles. Building surveyors have their own expertise and can guide you throughout the Design Review.
Finally, a skilled architect or competent building designer is engaged to design the proposal development. Our building designers and building surveyors work closely to ensure the design meets both the Design Principles and the BCA. This third measure, called Design Skills, issues a design statement where the architect or building designer demonstrates that the development:
1. meets the Design Principles listed above,
2. justifies how it achieves the design objectives, criteria and guidelines when relevant.
The policies will take into effect on 24 May, 2019. Two other stages are under development and will mainly talk about precinct design and medium density development.

Broken Plan Living: what is it and how does it contribute to better spaces?

Open-plan living used to be the preferred layout for homes, now there is a new alternative that seduces more and more our clients: the broken-plan living. So what it is? A broken-plan living is a transitional movement between the modern open plan layout and traditional separated home layouts. It distinguishes the living spaces by using varying textures, steps, different sized spaces, different ceiling heights or even different floor and ceiling finishes. Our  building designers  breakdown what you need to know about the broken-living space and explain its clever use of space. Allow the light to flow throughout the spaces. Access to the natural light is primordial when designing these spaces therefore it is important to keep the same flow of light. The use of internal windows is a good way to solve the noise dilemma and still allows light to pass through unlike standard partition walls. Use levels to divide spaces. This approach works pretty well for kitchen and li...

The ABCB have recently released a preview, and finished information seminars for building surveyors relating to the introduction of NCC 2019. Three years have passed since the last edition of the BCA, which has brought some significant changes to the look and content of all volumes of the Building Code. Changes to how energy efficiency can be assessed and verification method for building in bushfire prone areas are two changes our building surveyors have commented will have an impact on your next project. Building surveyors and Certifiers are still permitted to certify buildings to the 2016 edition of the code as it is still in effect until 30 th  April 2020, however, it may be worth contacting one of our building surveyors today to discuss changes further. If you would like any further information or would like advice from one of our building surveyors on another project please contact our office on 6114 9356 or  admin@greenstartconsulting.com.au For a copy of the BCA ...
